An investor group has formed a property trust to acquire an appropriate site in Maroochydore to construct a commercial building which will accommodate the second largest health club chain in the country.
The site is secured, the tenant has signed an agreement to lease and the lease (inclusive of all guarantees) is ready to be activated on completion of finance.
Debt funding of $5.825M has been acquired with $2.5M in equity required from investors to complete the deal.
60 units will be made available for subscription at $41,667 per unit.
Investors can purchase one or multiple units in the trust.
On offer is a 10% interest return on the $2.5M p.a ($250K) paid monthly, plus a negotiated shareholding in the property trust to achieve the investors desired return.
Investors whom subscribe in stage 1 receive their first interest return 1 September. Investors whom subscribe at stage 2 receive their first interest return 1 October.
A town planner has been engaged for a preliminary consult and to assist with obtaining the DA from council once funds have been secured.
The planning scheme has a specific clause that permits "indoor recreation uses such as indoor sports centres and gymnasiums within this precinct".
The investor group have indicated that planning advice suggests a relatively straight forward DA. The investor group have undertaken preliminary design which ensures that parking requirements and site coverage comply with the Maroochy 2000 Plan.
