Finding the right property
Once we understand your goals, budget constraints and general preferences, we begin to look for your property.
In this day and age, real estate is being marketed very differently from even three years ago. Most people are finding that properties are appearing on the internet, or agents are contacting buyers off their databases before a property being placed on the open market. Silent listings and private sales have also increased considerably in popularity.

Evaluating
After a property or suburb/town emerges as a potential candidate, it is time to make sure that it is worth making an offer. At this stage in the process, we do extensive research on the suburb/town and specific property. We carefully study the trends and economy of the locality and utilize numerous sources to ensure that our information is accurate and authentic. Then, zoning in on the specific property, we evaluate it based on its features and condition, and compare this to other properties in the vicinity.
If the criteria of the property appeals to the investor, we proceed to work with them to secure the property.
Securing the property
Paying too much or losing a great deal during negotiation is often the cost of inexperience. Although real estate agents are not all out to get you as is commonly believed, they are all professionals and many are good at their job, which is to obtain the best possible price for the vendor (not for you).
Introducing conditional clauses for purchase, eg. subject to finance and pest and building inspections, often serves to complicate the process further. However, it is important to protect yourself and make sure that you do pay the best possible price. Also, it is important to know when to walk away from a deal as is often the case.
